Selecting the preferred tenant for your property is of paramount importance and we take the time to discuss the selection with you. All applicants are required to make an appointment to view the property first and are accompanied by us. As well as ensuring the property is suitable for the tenant’s needs, it also gives us the opportunity to more accurately gauge the appropriateness of the tenant for your property and provide you with feedback. Prospective tenants are required to submit an application and will be thoroughly screened. Proof of income and photo identification must be provided and thorough reference checks are made on every applicant, including a TICA database check. Once an applicant is approved, a ‘sign up appointment’ is made to sign the relevant documentation and to explain how it all works. A full rental bond (equivalent to 4 weeks rent) must be paid on the day and the first 2 weeks rent. No money, no keys. The rental bond is lodged with the Residential Tenancies Authority for you. Prior to any new tenancy commencing, we will take the time to prepare a comprehensive Entry Condition Report of your property.
